The surveyor has spoken: the actual market value of the two-barns-property is about 8000 Euro less than the seller wants. Now my client has a good tool to negotiate the price and save money.
The barns actually were constructed a long time ago so the property does not need a habitation license as new buildings do. But nothing may be changed on the exterior. The client can add a stove inside but not even beams for a sunroof on the terrace. As the area is classified as “rural” for the foreseeable future, streets or motorways cannot be bulldozed through the area, so the client will have to contend with the simple road to reach the property.
